Interest rate for investment properties?

posted over 3 years agoReady to start buying (buy and hold strategy - SFH, Duplexes, Quads, Storage Facilities, Trailer Parks, small Apartment Communities) and meeting with mortgage broker next week. Question: is there typically a relationship between interest rate (fixed rate, 30 year) for owner occupy vs. investment property? For example, if current rates on an owner occupy 30 year term are ~ 3.6% should I expect the rate for same term investment property to be 4.6% (or 100 basis points higher)?
I appreciate any insights.

Yes rates on investment properties will be higher, I would say 100 to 150 bps. Terms are generally 20 year amortization with a balloon after 5. Or a reset rate with an extension.

replied over 3 years agoMark - regardless of property type? i.e. doe sit matter if I purchase a SFH vs. say a trailer park? Same approximate rate?

My first SFH investment property was 4.75%. Haven't locked in the rates for #2 and #3 yet.

For what it's worth, my broker is telling me I can get a rate of 4.875% - 5% on a 3-family, with 25% down. For a SF, he quoted me 4.125% some months ago (may have gone up since then) with 20% down.
