How do investors switch from single family to multifamily? What is the Investment Career Path like?

Single family investments are great. They flourished in the downturn when there was a foreclosure wave. Generally, multi-family should create a greater yield. And you have scalability.
Right now, pricing for multi-family is high. It may not be the best time to create a portolio. However, it is a good time to prep yourself for the future.
I see you are in Houston. I suspect that there will be a short to medium term spike in demand for rental housing.
PS: I invest more in single families.
