I have several investment properties I'm trying to sell. Thought I'd ask on here for advice. One isn't in a great neighborhood but I fixed the house up and took care of all of the neglected maintenance including pexing the whole house. At any rate it rents for $800/month and I have pro management in place. It's really a turn key property with great income and a cheap price. My question is how do I connect with people who hold these type of properties? I know there are guys out there who buy based on returns and this property has great income. Any suggestions on where to market or who to contact? I already attend the REIA groups locally.
Great question. Usually, there is a definite market to sell houses. And to sell apartment buildings. But there is not a defined market to sell rented single family houses.
Actually, the houses sometimes are worth more if they are vacant, because they can attract homeowners who want to live in them.
If your properties are in below average areas, then most of the properties are destined to continue the rental route. These are not going to be super easy to sell. I guess you should hire a realtor who wants to take this on.
You probably won't lure outside of state investors, because they really need management to come with buying the property.
