Househacking a Duplex from Craigslist

Hey guys, I'm trying to find a duplex in the Kansas City area to house hack. One strategy I plan to use is calling on "for rent" ads on craigslist or other sites and asking the landlord if they're interested in selling. Has anyone had experience doing this? Any tips, questions I should ask, or other advice would be great! And as far as evaluating the duplex to find a good purchase price, is it best to use GRM and find the value of the duplex? How can I figure out the "Local" GRM? Thanks for any help...
