Help with owner mismatch

I am new to Real Estate investing and have come across an issue that I am not sure how to resolve. On my investor carrot website I received a new property lead. The issue is that the name provided on the investor carrot lead does not match up with the tax assessment info. However, all mortgage history matches the tax assessment records which again leads to suspicion on the info provided on the investor carrot lead.
My gut tells me that this is a fake lead and I should ignore it. Am I correct? Or is there another possible explanation?
All help is greatly appreciated.

Most likely a scam.
There is the possibility that the original owner passed and now an heir is looking to sell. However, I would assume it's a scam until proven otherwise.

If this house was passed via death, wouldn't I expect to see an affidavit of death in the transaction history?

Yes. Assuming the person has had the time to file the affidavit.

I am looking to see if I can find a death certificate connected to the listed owners name and address.
