I'm looking to do my first real estate transaction very soon. I have tons of information about analyzing a deal, I think I have financing figured out. what I can't find much info about is the transaction itself. I would like to forgo getting a realtor if I don't need one but I'm afraid of making a big expensive mistake.

So whats all involved with the purchase transaction itself what needs to be done on my part and the sellers part. also, any suggested reading on this topic would be good as well.  I looking to buy in western Nebraska if that's important.  Thanks yall
