Rental market analysis

Wondering if anyone knows of any good resources to find a market analysis for rental prices. I've found some that list big cities, but I'm looking more for smaller cities. I'm probably going to buy my next rental in an area I know well. However, I'm currently working in an area of my state where two other states meet. So, I've been toying with the idea of something in a new area.  I have been investigating programs and tax rates in those other states, and am thinking of buying a rental in one I won't get killed in like I have in the past... would like a quick, easy way to compare rental areas for pricing before I start driving neighborhoods. (Already checked the Section 8 prices)
