looking to buy a land for investment in Silicon Valley

Hey all,

I'm looking to buy a 200K -300K land property in silicon Valley with a partner for short term investment (up to 3 years).
The offer  can be 50/50  in cash or 50/25 also in cash when the other 25% will be taking as a loan from the partner with 2.5%-3.5% interest Over the course of 3 years guaranty. just to make that clear in both scenarios we are 50/50 partners of that property. 

Wanted to hear your thoughts about:
-Buying land in silicon Valley in today's market with 200-300K budget. 
-Offering partner such a deal (loan that will allow me to have more  cash flow in the bank and my partner guaranty interest over few years)
