Hi, I was looking at a 4-plex today and noticed there were several large apartment complexes surrounding the area. I'd assume that due to this competition, the rent rates for each unit on the 4-plex would have to be less than a similar one from the apartment complexes since they offer more amenites(gym, clubhouse, pool, etc).
Am I correct in my assumption? What other effects can an apartment complex have on MFH or SFH? Thanks!
