I wanted to ask what are the top things we as flippers should take into consideration or the strategies that add the most value when rehabbing a property to flip?

Kitchen, baths, and paint.
Kitchen and baths sell houses. So, make sure they sparkle. Don't go to the expense of costly granite or quartz slabs, only to put it on top of original cabinets. If the cabinets are not in great shape, it doesn't cost that much to replace them with new (check out HD or Lowes and grab a 20% off coupon), and it will pay off in the end when your kitchen sparkles.
Same goes with baths. Bath vanities are not that costly in comparison to the wow factor they can add to a bathroom.
Paint the house AND trim. So many people forget the baseboards and trim. Paint not only eliminates stains and smells, but it makes a place look fresh and renewed.
Termite treatment. Have the place inspected for termites and treat inside and out if found. The best time to treat is when the property is torn up so that the treatment can be drilled into the foundation inside the parimeter of the property.
Don't get caught up on the big items if they don't need it. Those will break your budget. If the AC is working, leave it, but just have it serviced. If the windows are not broken, and look ok, leave them, but add new faux wood blinds. Don't replace a roof unless it is leaking.
