Is there an exorbitant amount of foreclosures in Dayton, Ohio, or is it just me?!?

@Joseph M. - I invest in Class C properties in Little Rock. It's 30-50k for a SFH or per unit for a multi. 2% rule +.

Right now I have a 3/1 under contract from an estate for 31k that should rent for $800 or more. Cosmetic turnover involving power washing, paint and carpet.
