Advice on buying a duplex!
What makes a good vs great deal on a duplex? I’m looking to buy a duplex in a nice neighborhood...cash on cash is 7-9%. It does not meet the 1% rule. I feel like it is an ok deal but I would like a great deal obviously. I have realized it is hard finding a great deal these days.
Any thoughts?
