Strategies for late cycle investing

Hey pocketeers

I have not seen any dissenting voices on the perception that we are late in the real estate cycle.... so what would you consider to be a good strategy for investing now, if you subscribe to "cycle" theory?

Defensive investing?

Not investing for appreciation?

Sideline?

  • Buy at a discount relative to market if possible
  • Buy with built in upside- value add
  • Have information that others might not have
  • Pay reasonable prices in growth markets
  • Dont do deals for the short term
  • Have your financing matchup with possible down turns
  • Look for ways to unlock value that might not be apparent to other buyers
  • Conservative purchases ( i hate this word because reckless idiots use it but just be cautious)
  • Cash flow like a bandit

 @Will G.Ill let you in on a little secret, these tips can be used in any cycle and probably apply to most if not all asset classes!
