are there any investors or wholesalers out there in real estate that use attorney's to find the O&E owners & encumbrances report and to look at any liens against a property at the county assesor's office and to look for the NOD notice of defult?

because i need to get started in real estate and i don't have an attorney who would be willing to travel to get me leads and i would also like to know if the attorney has an investors list that they can share with me free of charge or basically clients who closed on certain propertyies and i can look at the type of property it was and what type of investor they are or if they are a wholesaler
