champak, my landlord wants to sell his duplex that we are renting. He wants $700k for it but I think he's out of his mind. I would like to do structure a deal that could work for him. Lease option is not ideal because we can't afford more than the rent we are paying him now $1300 a month. If we could talk him into owner financing would be great. Can you help me with scenarios? thanks, mapo

Mapo,
Sorry, but $700K and $1,300 per side of a duplex doesn't make sense. If you want to buy, I would keep my eyes open for a short sale or REO property. If the property is really worth $700K, you have a great deal on rent and I'd stay as long as I could!
