Self credit and debt.

I own my first multifamily already.  I fell on hard times the first year and have built up a good ampunt of debt. Because of that mt credit score has dropped below 600. Is there a chace for me to get a good rate on a heloc or loan?. Any ideas for a loan for a very distressed property in my case?
