PNW investor seeking rental properties

Hello,

I am a new investor. Considering rental properties in :

Detroit, Orlando, Cleveland, Las Vegas, SAn Diego, Arizona - phoenix, Scottdale, Mesa, San Diego (vacation rental)

Fellow investors out there, what are some of the best places for cash flow and appreciation?  Are these cities any good?

Speaking for Arizona, there are a lot of good and bad areas in the Valley, you can't just pick Phoenix, Mesa, Scottsdale. All 3 of those cities have good and bad neighborhoods. I manage properties in all 3 of those cities and some properties do better than others.
