Hi all for those who own buy and hold (for renting) properties in Florida how do you feel about owning and renting out properties that have a pool? Any insurance concerns vs the concern of losing out on higher rental rates or ability to even find a tenant?
Liability would definitely be an issue, but personally I would be more worried about the increased expense for pool maintenance. Pumps, plumbing, filters, chemicals, etc. Headache.
Are you looking for short term rentals or long term? Plenty of rental properties have a pool so I think you'll just need to make sure to have a good insurance plan that covers the liability. I think it may be more of a desired feature of a short term rental than long term.
