What to know when wholesaling a home with acreage

I have a lead on a SFH that sits on 4.5 acres of land. this is new territory for me. I was told that the property needs a perc test and I also need info on zoning. The home has not been lived in since 1998 so it may be a tear down. Can I market this land to a developer, and if so, what info should I have on hand?
