Looking for a ROI Spreadsheet

Hello! What does everyone use as for determining if a property would be a good rental property investment? I am looking to make a spreadsheet that I can plug in Mortgage, Taxes, Insurance, Property Management costs etc. to see if the property would be good for a Buy and Hold investment. Any suggestions and pointers would be greatly appreciated! Thanks!
