Giving Tenants Notice on month to month Leases in Utah

We have a lead that has their tenants on a month to month lease in Bountiful Utah! We want to wholesale the property and the majority of our landlord are Flippers, not buy and hold people.  So what is the legal amount of time that the tenants get to stay in the house when they are given a notice?

Before you do anything  you need to read the lease.  Legal notice in Utah is 15 days - Utah Code Annotated § 78B-6-802(1)(b)(i)
