Do you need a real estate agent?
If you're playing match-maker, do you need an agent to close still? Where do you get the contract?

Sorry, you can call yourself whatever you want, but your states Department of Real Estate would consider you someone that is practicing real estate without a license, and you could be fined by them; and sued by buyers or sellers. Putting sellers and buyers together and representing both, is acting as a dual agent, one of the most risky transactions undertaken by real estate agents. You may think you are not "representing" them, but by law you would be considered to be acting as their agent, though illegally.
Just because someone writes up an article and puts it online, that gives you instructions on how to do something doesn't make it legal. Go get your license and then you can legally hook up buyers and sellers, and get paid for it.
