California investor here looking for Turnkey real estate investments out of state where I can earn hopefully 10%+ Cash on Cash return.

@William Cannon No matter what team you are considering working with, I highly advise you to visit the market and the meet with the provider before closing on your first deal with them.  See the neighborhoods they are investing in, the quality of the rehabs, and a feel for the people on the team.  Also make sure the property management is excellent, as this can be the most important aspect of the long term success of your investment.  As others have said, look beyond the numbers they provide you and make sure all of them are based in reality.
