I live in Bradenton Florida (near the beach) and my husband and we have some capital we are willing to use for our first investment. We are interested in multi family. However, we’re finding it hard to find duplexes (which we would like to start off with) that are in, at minimum, mediocre condition. Other options would be condos but then you have the HOA fees cutting into cash flow...big time! We do not have connections for construction/rehab so rehabbing is out of the question. Florida real estate is already so expensive and inventory is so low. Should we look to do long distance? We would like to purchase something within the next three months but we are just at a loss of where to go to invest.

Market for deals. CL, direct mail, etc. Put your name out at your local REIA. A bad deal is much worse than no deal, so take your time if that's what it takes. I have only bought one rental so far this year and have capital to buy more but deals are few and far between. If you want some help in the area try @Jeff Copeland. He may be able to help.
