Denver and surrounding areas have looked to be good places to invest in the past 3 years, has anyone had successful flips in Northern Colorado? Boulder, Fort Collins, Greeley, Longmont?

Here are the number of fix and flips in NoCo cities where the spread between purchase and sale is at least $30,000 (not including expenses).
I am in northern Colorado and have been stumped by this! Everything is already so expensive I can't seem to see how to get our foot in the door here.
So expensive we are investigating other states. We have 5 brrr in Memphis and a team, thinking about flips there. You can get houses for around 50k that rent for 8 to 9xx. Not A class stuff clearly but it can cash flow and tons of inventory. 58% of population there rents.
