Landslide affect of flipping Houses

I'm seeing a trend that when 1 house gets flipped, 2, 4, 8, and 16 more houses get flipped. It's alarming to me as an investor because I don't have time to flip houses, and it's eliminating a lot of good deals. For reference these areas were C/D+ class, but now QUICKLY turning to A class. 

As a buy and hold rental investor should I avoid these neighborhoods completely? Are any of you guys noticing the same situation in your market? Will a rental even work in these areas?
