What should I do with this house?

I got a call back from a motivated seller after he responded to my direct mail. I am looking for vacant houses to wholesale. The seller's house is currently being rented, which I did not know prior to seeing the house in person. I am not looking to buy currently rented houses like this one unless I was looking to become a landlord myself. I do not have buyers looking to buy currently rented homes. The seller is pleading with me to make an offer without first giving me his asking price. I hate when sellers do that. The house is a historical home in a nice area, so it is worth a lot. What should I do if I was looking to wholesale vacant homes, but the house is currently rented? Seller still will not give me an asking price.  The seller said the only thing needs fixed is the foundation. What should I do with this house?
