Best return Galveston vacation rental,beach,Strand,canal,Seawall?

Looking to purchase a vacation rental in the Galveston area that are family can use but still make a return on, or at least pay some expenses. 

Any ideas on the best type of house? Beach front, canal, strand, Seawall, pleasure pier?  

What you think is the best and why?

Glad to hear someone else looking at the Galveston Market!

I find that the ideal is a 3 bedroom home as far as returns are concerned. Since these homes are usually multiple families, you can pull in a higher premium as families are splitting the costs. I typically focus on 2-3 bedroom homes as our primary demographic is families and this size is ideal for 1-2 families traveling down here. The 2 bedrooms do have the added benefit of attracting couples. Once you reach the 4 bedroom mark you renter pool is decreased and becomes more seasonal.

The best locations in town are typically within a 5 block distance to the seawall with the area opening up around 27th Street to encompass the entire historical areas. I personally like to stay in close proximity to 25th and the historical area. We are currently set to get our original trolley cars back this fall and they will provide a unique way to travel the island. Their main route is up and down 25th from the downtown to the Seawall. The west end can also be a great market though I typically recommend not going passed Jamacia Beach. Beachfront can be slightly seasonal and by staying closer to the city allows you to have a more stable occupied property.
