My understanding is that when executing the first 2 steps (Buy & Rehab), you will use your own funds!
Is that an accurate assumption?
There are no hard and fast rules. You need to do what it takes to win the deal first. Cash or hard money is the quickest and this market requires speed.
Reno can be handled in a number of ways. You use credit cards from Lowes or HD. They constantly offer zero interest promotions. Some contractors will take a credit card. A number of the credit unions allow cash advances with out a fee.
