1031 exchange into my own property?

I'm new to this site and am enjoying all of the information provided!  

I currently own a property in, what I believe, is a hot market.  I would like to sell it and purchase multiple properties in a better cash flowing market.  I have a time frame for selling next spring but would like to move forward with my next purchase this calendar year.

My question is this, when I sell next spring, can I 1031 exchange some of the money into my second property that I purchase this year?
