Strange Problem! Homestead revoked

Hi All,

I've come across a problem on one of my properties. I closed on a property only last week using a title company received a warranty deed with title insurance. Obviously, the backtaxes were all fully paid.

However, the problem i've stumbled across is that just prior to my closing the municipality revoked the homestead exemption and have created backtaxes for the difference. I was unaware of this and my warranty deed has been recorded.

What do I do?

If it happened prior to the closing, I would imagine that your title insurance policy would cover it (or at least address it).

The first thing I would do is call you title insurance company and get their input...
