Single story home in a 2 story neighborhood

Hello fellow BP members, I wanted to see what your opinion is on a house I'm looking at. I'm a new investor in college, and instead of renting an apartment, I was going to house hack. The house that I found is in a neighborhood of 2 story houses that sell for roughly 130k-150k. The house I'm looking at is 90k, but it has a leaking basement due to poor drainage in back yard. I have an easy fix for it, but what do you guys think the value will go up to after it's fixed? The basement is finished with 7'6" ceilings so it is the same sq ft as the two story homes. This would be my first investment property and I'm starting to have second thoughts about it. Just getting very nervous that the ARV won't be what I think it will(I was thinking the 115k-130k range).
