Quick Funding Help Question

Hello everyone,

I'm trying to find a way to fund a deal at 70K. The wholesaler wants cash (and rightfully so) but there's a gap between my capital and the lowest amount hard money lenders want to lend. The answer is private money and I've exhausted my options there. Anyone out there have a possible solution to this problem? Thank you in advance.
