If the property you're trying to put under contract is listed with a realtor, they're going to want to see proof of funds if you're making a cash offer before they let you tie up their client's property.  On the other hand, if it's an off-market property (no realtor involved), the seller will most likely not ask to see proof of funds.  You should still have the ability to close the sale though.
