Looking for the impossible, no season Cash Out Refi BRRRR lender

I currently live in California but hold 3 properties in Indianapolis.

As the title states, looking for a lender who can do a 75 or 80% LTV fixed loan with little to no seasoning. Upon completion of rehab, or once tenanted with a lease is ideal.

If you have any leads please let me know!

Finance of America has a 90 seasoning advertisement.
Lima One Capital has advertised a no seasoning product in the past, as has Visio Financial Services.
Minimum loan balance may be an issue.
I'm not a lender, but have looked into the no seasoning products for my own portfolio.
