cash offer with hard money lender no realtor

I'm looking into a rehab investment property under market value listed as cash only. I'm interested in making an offer without a realtor and I'd like to hear your advice on the steps to take.  I'm looking into using a hard money lender to finance (never used this method any tips or other fast cash options are welcomed!). Also any tips on how to appeal to the seller in my offer knowing I may not be the highest offer?

@Krystal Yeats If you use an agent you could offer to pay the commission of your agent and offer to pay closing costs. Does seller have agent? Do you have a sense of why seller wants cash? 

If you want to use hard money get with a HML and make sure you fit their criteria and get that set up. They can give you pre approval letter if needed. Usually hard money can close fast, so that is something a seller will like and HML has much fewer contingencies so it is close to as good as cash, in most cases.
