Best Areas to Invest In Tampa Bay -Opinions

Hello all!

I analyze and look to invest all throughout the Tampa Bay area. I actually come across a lot of off market deals in the Seminole Heights and Temple Terrace areas. Wanted to reach out and see what other investors thought of these neighborhoods in terms of future market trends. Will there be a positive shift in the market like there has been closer to downtown Tampa, or do you look to stay away for the time being? I would like to understand what other investors opinions are for investing in these rougher areas.
