advice on where to buy seminar

Hi my name is jarrod and I live in Phoenix and Los anegels . I’m currently working in Billings Montana and have been listening to podcast and reading up about wholesaling everyday for about 3 weeks now. Can anyone give me any suggestions on a good seminar to purchase to to learn more. Thank you in advance .

Its no different than buying a single condo.  

Step 0 go to the bank and get pre-qualified for a commercial loan- see how much you can buy.  If you have the down payment and just need someone's credit let me know.   I can get $5-M $10M at any time.

1 find a good location with a path of progress

2 figure out how to get the down payment of 20 -30 % -  (this is the hard part)

3 Make sure the property has a POSITIVE cashflow and the rents are based off actual rents and the expenses are real.  This is difficult to do in LA and San Diego...
