Having hard time deciding if I should sell or rent.

Paid $122k

Owe $90k

Worth $180k+ (was under contract for 180k)

Rent market rate is $1350

House payment $800

House built in 2002 I am original owner. (House in good neighborhood for rentals)

I have been renting house for 6 years. 

I own 4 additional rental properties. (None are as nice as 1 I am thinking about selling)

Should I sell or keep renting?
