Home Inspection and Appraisal

Good Afternoon Everyone,

I want to start wholesaling deals by paying for the home inspection and the appraisal myself, so a Buyer will know exactly what the items that needs repairs and what the ARV will be once the rehabs are completed once I assign it to him or her. Please let me know if this is a good idea, and any other feedback you can give me would be appreciated. Thank you.
