What am I doing wrong on this property. No one is biting

This property in Chicago Illinois and noOne has been biting. It's a good property. The owner was fixing it but then passes away and left it to his family in a will. Now it seems I may be doing something wrong here because it's been off market as wholesale. But still noone who is serious in the purchase. Just cash investors who talk. Any suggestions?
