How to see a house without an agent

Hi, 

I am getting ready to sell my house and wanted to pick your brain here. It is a single family house that needs some work which I am not able to do, thus will need to sell it for some discount. Considering this, I am thinking to sell it without an agent in order to save some money and make it a worthwhile decision. 

Do you have any tips as to how best to approach it and what do I need to do in order for the FSBO to be successful ?
