About to close on a 100unit SFR portfolio, what to look out for?

Good morning BP

Looking for some advice (tips, tricks, and things to look out for) regarding the purchase of around 100 single family homes  in a 100k+ population city. These are C / D class properties. 

In order to balance the risk, The properties are being bought at a massive discount , they are 80% occupied, and the projected cash flow is incredible. I also have offers of 90% and 100% of purchase on the table for financing.

I have a management company on board that has a proven track record to handle this class of properties in this particular market.

It seems like buying low enough removes most of the risk, but it would be great to hear advice from anyone who has actually owned or managed large SFR portfolios like this before (since it's my first).
