Need a referral for a lender to do HELOC on rentals in So Cal

Looking to do a Heloc on some rentals in So Cal and everywhere I try I hear the same thing...NO.  I see in the forums quite often that some of you are obtaining Helocs on rentals and was looking for a referral in So Cal. Thanks
