Boarding House advice

I am buying a boarding house.  Numbers are great. I have never bought and managed this type of property. 

I am looking for advice from anyone with experience in this area

The question is, who are the tenants in the Boarding House? Are they a specific demographic? College students, seniors, sober living, or ? That makes a big difference on the management aspects
