New York resident - investing in Philadelphia..HELP!

Hello BP!

Currently live in NY - looking to sink my teeth into the Philadelphia market. I am a GC - also not afraid to purchase and rehab properties. End goal looking to either BRRRR after construction and hold for rental income. I've been looking in North Philly, allegany west, strawberry mansion & temple. I know these areas have lower incomes but I feel like they may be up and coming. ANY feed back would be great - THANK YOU !
