How to learn a certain market or other markets

Hi All,

I’ve been reading a lot of posts on the site and I’ve enjoyed most of them and found them to be beneficial.

I’ve read a lot of people saying you should learn the market in that area but what does that really mean?

What are things you should look into to learn a specific market?

What do you research?

Any advice would be greatly appreciated!

You will need to look at things like:

  • Median household income
  • Crime
  • Past 12 month major development and new development coming
  • Sales Comps
  • Rent Comps
  • Schools and education 
  • Major shopping, groceries, starbucks etc... in the area

I would suggest making a google map for this type of thing. @Omar Khan has written a great article on this https://www.biggerpockets.com/member-blogs/10776/79833-underwriting-the-google-way-building-maps-not-numbers
