Neighborhood opinion at East English Village Detroit

Hi BP Community?
I'm looking to buy at East English Village, Detroit. Does anybody have any opinion about the neighborhood?
I looked through a couple of forums and they have mixed reviews. Some of them said it's good, some of them said not really. I did my own drive through and it seems pretty okay to me. Though the one closer to East Warren Ave and Cadieux seems to be a little bit bare.
Any opinions are welcomed!

EEV is a rare gem on the far east side. The further you are south of Warren, the better. That's where the neighborhood is almost entirely intact with very few burnouts (if any) and board ups. One drawback is there's no viable commercial district nearby. Residents have to cross Mack into Gross Pointe for groceries. Another drawback is that it's far from downtown. EEV also has a strong neighborhood association and the residents actually care about their homes. I regret passing on some great deals there back in 2016.

Thank you for sharing your thoughts on EEV! Do you currently invest in Michigan? If so, do you have any recommendations on which neighborhood I should look into? I currently looked at EEV, Bagley, and Dearborn area.

Heres a few news articles to read and go over about certain parts of Detroit. Im sure you have heard this before but please pay attention to the street and not a whole neighborhood or zip code. Detroit is on a street by street basis even in the appreciating locations. Make sure you have good boots on the ground here otherwise you will get burned.

Geoffrey, yes, I currently have two single-family homes in Islandview and several vacant lots there as well. I also purchased a home in Morningside (just west of EEV) but the neighborhood didn't perform as well as I had projected, so I sold it. Right now I'm looking to buy a multi-family on the lower east side.

Davids articles are great and he is spot on. Make sure you check the streets and not just the ZIP 48224 as there is quite a number of blocks in this ZIP that are not great. I own 4-5 properties in EEV and love the area, but am very careful which blocks we buy. It is a great little gem though!
