multifamily comps-how is it done?

I am buying  a duplex in an area that does not have alot of duplex's. How are comps completed? Will they look at single fams? or just go back further than a year to find comps? worried that prices were high back then but not as high as they are now.

They will go back in the year and find duplexes. Single families and duplexes are not comparable.
