Transferring Land Ownership

This is not a request for legal advice. 

What would you do:

What if you were trying to close a deal on a land transaction but there were minor title issues to clear.

1- Owner (deceased) has 10 children, each inheriting a 1/10th interest in the land.

2- 5 of her children have expired.

3- 2 properties in Flordia.

4- 1 particular sibling expired and son of the said sibling, opened probate on her assets and becomes PR of her 1/10th interest.

Would you have living children (5) sign quit claim - if they're in agreement, and close the deal?
